U.S. home prices have reached unprecedented levels, with median prices around $446,400 for single-family homes, making homeownership increasingly costly. The income needed to afford a typical home has nearly doubled as 2019, and the average age of first-time homebuyers has risen to 40. These factors contribute to the American Dream becoming less attainable for younger generations, as they face economic barriers to buying homes.<\/p>\n<p>Additionally, fertility rates in the U.S.are at an all-time low of 1.6 children per woman, below the replacement level of 2.1. The average age for women giving birth has increased to nearly 30, and women over 40 are now having more babies than teenagers, reflecting delayed milestones such as marriage and parenthood. Cultural shifts and societal pressures favoring college and career over family life are influencing these trends.<\/p>\n<p>Efforts to <a href=\"https:\/\/amzn.to\/3YuVZYV\" >address housing affordability include bipartisan legislation aimed<\/a> at speeding up home construction and restricting institutional investors from purchasing single-family homes, although some states pursue property tax reductions that may ultimately benefit older generations at the expense of younger ones.<\/p>\n<p>Low birth rates and declining native population threaten the workforce and national stability, making mass immigration more likely to fill labor shortages. Studies suggest that illegal immigration has also fueled housing price increases by boosting demand, further complicating economic challenges. demographic and economic shifts point to a society where younger Americans face increasing obstacles, while older populations and migrants benefit from the changing landscape.  <\/p>\n<p class=\"readmore\">\n    <button onclick=\"showReadMore()\" id=\"readmorebtn\">Read more&#8230;<\/button>\n<\/p>\n<hr id=\"line\">\n<span id=\"more\"><\/p>\n<div>\n<p>Americans are breaking records, and not in a positive way. U.S. home prices have hit an all-time high, according to a CBS News <a href=\"https:\/\/www.cbsnews.com\/news\/us-home-prices-all-time-high\/\" target=\"_blank\" rel=\"noreferrer noopener\">report<\/a>. At the same time, fewer young people are having kids, with women over 40 having <a href=\"https:\/\/www.visualcapitalist.com\/women-over-40-are-now-having-more-babies-than-u-s-teenagers\/\" target=\"_blank\" rel=\"noreferrer noopener\">more babies<\/a> than teenagers on average.<\/p>\n<p>Homeownership \u2014 once a hallmark of the American dream \u2014 is more costly than ever before. The <a href=\"https:\/\/www.cbsnews.com\/news\/us-home-prices-all-time-high\/\" target=\"_blank\" rel=\"noreferrer noopener\">median price<\/a> for single-family homes sits at $446,400, and $380,000 for condominiums and co-ops. <\/p>\n<p>According to real-estate firm Redfin, Americans needed an income of <a href=\"https:\/\/www.redfin.com\/news\/income-needed-to-buy-home-declines\/\" target=\"_blank\" rel=\"noreferrer noopener\">$116,780<\/a> to afford the typical U.S. home this April. In 2019, the same firm found that Americans needed to earn only <a href=\"https:\/\/www.redfin.com\/news\/income-needed-to-buy-home-declines\/\" target=\"_blank\" rel=\"noreferrer noopener\">$61,812<\/a> to afford the typical U.S. home. The average age to buy a first home now is at an <a href=\"https:\/\/www.nar.realtor\/press-releases\/first-time-home-buyer-share-falls-to-historic-low-of-21-median-age-rises-to-40\" target=\"_blank\" rel=\"noreferrer noopener\">all-time-high<\/a> of 40.<\/p>\n<p>For young people, the American dream is far <a href=\"https:\/\/thefederalist.com\/2025\/11\/12\/the-american-dream-is-harder-to-reach-for-millennials-and-gen-z-heres-the-math\/\" target=\"_blank\" rel=\"noreferrer noopener\">less attainable<\/a> than it was for previous generations. <\/p>\n<p>As the housing crisis continues, a bipartisan housing affordability bill \u2014 the <a href=\"https:\/\/financialservices.house.gov\/uploadedfiles\/2026-5-19_-_fsc_-_sbs_-_21st_century_road_to_housing_act.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">21st Century ROAD To Housing Act<\/a> \u2014 became law, without the president\u2019s signature. The law aims to <a href=\"https:\/\/archive.ph\/GsBiR\" target=\"_blank\" rel=\"noreferrer noopener\">speed up<\/a> the building of new homes, addressing the <a href=\"https:\/\/thefederalist.com\/2025\/12\/04\/more-skilled-construction-workers-are-the-key-to-solving-americas-housing-crisis\/\" target=\"_blank\" rel=\"noreferrer noopener\">housing shortage<\/a> America currently faces. The law also contains some restrictions on <a href=\"https:\/\/www.conservativenewsdaily.net\/breaking-news\/trump-state-of-the-union-wish-list-faces-long-odds-in-congress\/\" title=\"Trump State of the Union wish list faces long odds in Congress\">institutional investors buying single-family homes<\/a>, but lifts these restrictions for new housing \u201cthat is built to rent,\u201d The New York Times <a href=\"https:\/\/archive.ph\/GsBiR\" target=\"_blank\" rel=\"noreferrer noopener\">reported<\/a>.<\/p>\n<p>This also comes as states are moving to eliminate property taxes. Floridians will vote on an <a href=\"https:\/\/www.clickorlando.com\/news\/local\/2026\/07\/08\/heres-what-to-know-about-floridas-new-property-tax-law\/\" target=\"_blank\" rel=\"noreferrer noopener\">amendment<\/a> to phase out property taxes this November, while Indiana legislators are considering a proposal that would <a href=\"https:\/\/www.conservativenewsdaily.net\/breaking-news\/california-lawmakers-fight-with-competing-reparations-plans\/\" title=\"California legislators clash over rival reparations proposals\">provide property tax relief<\/a> for <a href=\"https:\/\/indianacapitalchronicle.com\/2026\/05\/27\/braun-eyes-property-tax-breaks-for-seniors-assessment-changes\/\" target=\"_blank\" rel=\"noreferrer noopener\">seniors<\/a>. Meanwhile, younger people are paying for the Medicare and Social Security of the older generations who will benefit from property tax cuts.<\/p>\n<p>Addressing the housing crisis is just the first step to reversing the problems facing young Americans, however. For the first time in American history, women over 40 are having more babies than teenagers. While previous generations often bought homes, got married, and had children in their 20s and early 30s, these milestones are being pushed further and further back.<\/p>\n<p>The average age of moms giving birth in the United States rose to nearly 30 in 2023, according to a Center for Disease Control and Prevention (CDC) <a href=\"https:\/\/www.cbsnews.com\/news\/average-age-moms-birth-cdc-30-years\/\" target=\"_blank\" rel=\"noreferrer noopener\">report<\/a>. The average age of new first-time moms is also increasing simultaneously. <\/p>\n<p>This data is no surprise, as birth rates are declining rapidly in the United States and the broader Western world. The U.S. fertility rate hit an <a href=\"https:\/\/thehill.com\/policy\/healthcare\/5417835-us-fertility-rate-2024\/\" target=\"_blank\" rel=\"noreferrer noopener\">all-time low<\/a> in 2024 to 1.6 children per women, the CDC found. This sets America well below the <a href=\"https:\/\/thefederalist.com\/2026\/03\/02\/the-new-york-times-whistles-through-americas-birth-dearth-graveyard\/\" target=\"_blank\" rel=\"noreferrer noopener\">replacement rate<\/a> of 2.1. All the metrics show that people are waiting longer to get married and have children, causing sharp declines.<\/p>\n<p>According to a <a href=\"https:\/\/www.heritage.org\/marriage-and-family\/report\/saving-america-saving-the-family-foundation-the-next-250-years\" target=\"_blank\" rel=\"noreferrer noopener\">report<\/a> from the Heritage Foundation, this problem is not only economic, but also cultural: \u201c[W]hat people value is shaped and transmitted by cultural institutions, including family background and religion. Social pressures, from popular culture to guidance counselors to parents, now encourage almost everyone to go to college and delay getting married and having children.\u201d<\/p>\n<p>America\u2019s native population is dying out due to low birth rates, thereby shrinking the workforce. With these changes, <a href=\"https:\/\/thefederalist.com\/2025\/07\/25\/american-birth-rates-rates-drop-to-levels-of-civilizational-suicide\/\" target=\"_blank\" rel=\"noreferrer noopener\">mass immigration<\/a> becomes more and more inevitable. <\/p>\n<p>As The Federalist\u2019s Brianna Lyman wrote in an <a href=\"https:\/\/thefederalist.com\/2025\/07\/25\/american-birth-rates-rates-drop-to-levels-of-civilizational-suicide\/\" target=\"_blank\" rel=\"noreferrer noopener\">article<\/a> about birth rates: \u201cA country can always import labor \u2014 the United States can import labor for the foreseeable future if there is a shortage of workers. But what a country cannot import is a culture, a heritage, a set of particular values that will help the republic endure.\u201d<\/p>\n<p>These illegal migrants are causing a <a href=\"https:\/\/thefederalist.com\/2026\/06\/30\/fed-study-illegal-immigration-caused-30-of-home-price-spikes-while-deflating-american-wages\/\" target=\"_blank\" rel=\"noreferrer noopener\">spike<\/a> in housing prices, according to a <a href=\"https:\/\/www.dallasfed.org\/~\/media\/documents\/research\/papers\/2026\/wp2607.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">paper<\/a> from the Federal Reserve Bank of Dallas. The influx of migrants caused a demand shock to the housing industry, making illegal immigration responsible for \u201cabout 30% of the total growth in house prices and 20% of total growth in rents over the boom period for the average local market.\u201d<\/p>\n<p>As young Americans face unstable economic conditions and hit milestones later in life, illegal migrants stand to benefit from a rapidly-changing American society.<\/p>\n<hr>\n<p>      Skye Graham is an intern at The Federalist.
