This would also mark the second<a href=\"https:\/\/amzn.to\/3YuVZYV\" >-biggest economic legislative achievement<\/a> for Trump\u2019s second term after last year\u2019s tax cuts.<\/p>\n<p class=\"wp-block-paragraph\">\u201cThis bill is the result of years of work to lower costs, expand housing supply, cut red tape, protect taxpayers, and help more Americans achieve the dream of homeownership,\u201d Senate Banking, Housing, and Urban Affairs Committee Chairman<a target=\"_blank\" rel=\"noopener noreferrer\" href=\"https:\/\/www.washingtonexaminer.com\/tag\/tim-scott\/\" type=\"post_tag\" id=\"521\"> Tim Scott<\/a> (R-SC) said after the deal was finalized.<\/p>\n<p class=\"wp-block-paragraph\">The agreement on the bill came after staff-level negotiations last week between House Speaker Mike Johnson (R-LA) and Senate Majority Leader John Thune, and includes revisions to versions of the bill that already passed both the House and the Senate.<\/p>\n<div class=\"wex-ad-wrap\" style=\"min-height:5px;\"><span class=\"wex-ad-label\" style=\"display:none;\">Advertisement<\/span><\/p>\n<div id=\"div-gpt-ad-3182201-16\" data-wex-ad=\"art-dsk-inart-2\"><\/div>\n<\/div>\n<p class=\"wp-block-paragraph\">Then, this week, after input from House Financial Services Committee Chairman French Hill (R-AR) and ranking member Maxine Waters (D-CA), a few more minor tweaks were made \u2014 securing agreement on passage from the so-called \u201cfour corners,\u201d meaning the leadership and the relevant committee leaders of both parties in the House and Senate.<\/p>\n<p class=\"wp-block-paragraph\">The legislation is aimed at increasing the housing supply by <a href=\"https:\/\/www.conservativenewsdaily.net\/breaking-news\/whats-in-and-out-of-the-combined-major-bipartisan-housing-bill\/\" title=\"What\u2019s in and out of the combined major bipartisan ... ...\">easing federal regulations<\/a> and encouraging states and cities to reform their land-use rules. <\/p>\n<p class=\"wp-block-paragraph\">But it also includes a controversial provision to ban large investors from purchasing single-family homes.<\/p>\n<div class=\"wex-ad-wrap\" style=\"min-height:5px;\"><span class=\"wex-ad-label\" style=\"display:none;\">Advertisement<\/span><\/p>\n<div id=\"div-gpt-ad-3182201-17\" data-wex-ad=\"art-dsk-inart-3\"><\/div>\n<\/div>\n<p class=\"wp-block-paragraph\">That provision, which was inserted into the bill after Trump demanded it during the <a target=\"_blank\" rel=\"noopener noreferrer\" href=\"https:\/\/www.washingtonexaminer.com\/tag\/state-of-the-union\/\" type=\"post_tag\" id=\"658\">State of the Union<\/a>, has strong support from some populist Democrats but has faced pushback from free marketers and some in the industry. The House\u2019s most recent version of the bill significantly eased that ban by removing a provision that would have required investors in build-to-rent homes to sell those houses within seven years. That language remains in the final bill.<\/p>\n<p class=\"wp-block-paragraph\">But other sections have been added back to the legislation following this latest round of leadership-level talks.<\/p>\n<p class=\"wp-block-paragraph\">One such provision incorporates the BUILD NOW Act, a measure written by Sens. John Kennedy (R-LA) and banking committee ranking member Sen. Elizabeth Warren (D-MA) that would steer federal grants to localities that <a href=\"https:\/\/www.conservativenewsdaily.net\/breaking-news\/senate-expected-to-vote-on-housing-bill-after-talks-on-controversial-provisions\/\" title=\"... ... to vote on ... ... after talks on controversial ...\">permit greater housing construction<\/a> and away from areas that fail to build.<\/p>\n<p class=\"wp-block-paragraph\">Other additions over the last week or so include the Preservation and Reinvestment Initiative for Community Enhancement Act by Sen. Catherine Cortez-Masto (D-NV), which would provide grants for manufactured housing.<\/p>\n<p class=\"wp-block-paragraph\">Several measures to ease regulations on community banks championed by Hill were also included in the final product.<\/p>\n<p class=\"wp-block-paragraph\">\u201cBipartisan, bicameral legislating is never easy \u2014 but progress matters,\u201d Hill said in a statement. \u201cI appreciate the Senate including a three-year sunset on the CDBG-DR program and adopting key House priorities including nine community banking bills and the House\u2019s language limiting institutional investors from outcompeting American families in the housing market.\u201d<\/p>\n<p class=\"wp-block-paragraph\">The Senate is set to vote later on Tuesday on a procedural measure to move the legislation forward. It\u2019s unclear how quickly the bill will make it to Trump\u2019s desk. The House is in recess and is set to return to session next Tuesday.<\/p>\n<p class=\"wp-block-paragraph\">The bill has major political implications.
