A report from real estate companies CBRE Group and JLL indicates that almost 25% of all office space in the city is vacant, as reported by 7News. This has resulted in numerous vacancies and “For Lease” signs appearing throughout the area. Between April and June, over half a million square feet of office space was reported as empty, marking a record high for Washington. A forecast from Mayor Muriel Bowser’s office for 2023 acknowledged this rise in vacancies, attributing it to the pandemic; less than half of the city’s office workers are now working on-site compared to pre-pandemic levels, according to data from security firm Kastle. The mayor’s report noted that traditional office occupancy has been declining for two decades and vacancy rates have been increasing, with the pandemic exacerbating these issues. Additionally, it highlighted that 42% of jobs in Washington can be performed remotely, reducing the demand for conventional downtown office spaces suitable for work that can be done at home. An earlier report indicated that fewer commuters negatively impacts the city’s economic outlook; Glen Lee, the district’s chief financial officer, remarked on how not having 200,000 to 250,000 people present daily affects local businesses significantly—resulting in decreased lunch sales and impacting sales tax revenue.

However, not all buildings are experiencing high vacancy rates; Fannie Mae has decided against leaving its large Midtown Center location near K Street. Carr Properties manages Midtown Center and reports that 90% of its buildings remain leased.
