This legislation, sponsored by Sen. Dan Laughlin of Erie, is designed to safeguard the rights of legitimate tenants while preventing the misuse of property laws by those illegally occupying homes. Additionally, the bill outlines a protocol involving the issuance of a &#8220;notice to quit&#8221; to expel illegitimate occupants, which can help reduce the\u2063 financial and \u200demotional strain on property owners involved in reclaiming their properties.  <\/p>\n<p class=\"readmore\">\n    <button onclick=\"showReadMore()\" id=\"readmorebtn\">Read more&#8230;<\/button>\n<\/p>\n<hr id=\"line\">\n<span id=\"more\"><\/p>\n<div>\n<p>(The Center Square) \u2013 Pennsylvania tenants and homeowners may soon get clear legislative guidance overcoming improperly claimed \u201csquatter\u2019s rights.\u201d<\/p>\n<p>On Wednesday, the state Senate OK\u2019d a <a href=\"https:\/\/www.conservativenewsdaily.net\/breaking-news\/fulton-county-da-dodges-question-of-overlap-between-her-and-special-counsel-jack-smiths-investigations-into-pres-trump\/\" title=\"Fulton County DA avoids query on overlap with Special Counsel Jack Smith's investigations into Pres. Trump.\">clear outline<\/a> for property owners to remove squatters who have <a href=\"https:\/\/www.conservativenewsdaily.net\/breaking-news\/satoshi-nakamoto-craig-wright-who-claims-to-be-inventor-of-bitcoin-wins-court-case-over-54-billion-crypto-stash\/\" title=\"Satoshi Nakamoto? Craig Wright, Who Claims To Be Inventor Of Bitcoin, Wins Court Case Over  Billion Crypto Stash\">claimed rights<\/a> to a dwelling that conflicts with state law.<\/p>\n<p>\u201cThis legislation is about more than just laws and regulations,\u201d said Sen Dan Laughlin, R-Erie, the bill\u2019s sponsor. \u201cIt\u2019s about restoring a sense of security and justice for those who invested their dreams, savings and emotions into their properties. Senate Bill 1236 ensures that legitimate tenants are protected while closing the door to those who exploit our system to illegally occupy homes.\u201d<\/p>\n<p>Reclaiming properties is an exhausting and painful process, Laughlin noted in a press release. It requires the issuance of a \u201cnotice to quit\u201d to illegitimate occupants \u2013 imposing financial and emotional burdens on property owners. <\/p>\n<p>The bill, he said, establishes a precise legal status for squatters and <a href=\"https:\/\/www.conservativenewsdaily.net\/breaking-news\/new-hampshire-senate-taking-steps-to-curb-flow-of-migrants\/\" title=\"New Hampshire Senate enacts measures to stem migrant influx\">empowers property owners<\/a>, granting them the tools they need to safeguard their homes and investments quickly and effectively without wading through needless red tape. <\/p>\n<p>The term \u201csquatter\u2019s rights\u201d refers to the legal concept of adverse possession. In Pennsylvania, squatters can potentially claim legal ownership of a property after 21 years of continuous, exclusive and visible possession.<\/p>\n<p>A recent trend, however, involves people moving into homes while the owners are away \u2014 and the process of removing them can be time-consuming and expensive. <\/p>\n<p>\u201cImagine coming home, only to find strangers occupying the space where you\u2019ve created cherished memories, and then being told that removing them will require a costly and prolonged legal battle,\u201d Laughlin said. \u201cIt\u2019s a situation that would fill anyone with frustration and despair.\u201d<\/p>\n<p>Under Pennsylvania law, such squatters would be considered trespassers once the landowner warns them they are not welcome and tells them to leave. Should they remain where they are not licensed or entitled to be, they commit the offense of defiant trespass. <\/p>\n<p>Similar bills are being discussed in the <a href=\"https:\/\/www.thecentersquare.com\/pennsylvania\/article_074333fa-fe5c-11ee-bce2-07da14d57c88.html\"><strong>House<\/strong><\/a>. <\/p>\n<p>House Bill 2237, introduced by Rep. Donna Scheuren, R-Gilbertsville, would <a href=\"https:\/\/www.conservativenewsdaily.net\/breaking-news\/gov-cuomo-signs-emergency-declaration-on-gun-violence\/\" title=\"Gov. Cuomo signs emergency declaration on gun violence\">give law enforcement<\/a> more authority to remove trespassers upon probable cause based on a signed affidavit by the homeowner, and imposes increased penalties for property damage.<\/p>\n<p>Additionally, it would require law enforcement to inform Immigration and Customs Enforcement if the squatter is an undocumented immigrant and to comply with any detainer lodged against them.<\/p>\n<p>Rep.
