Several factors affected the results in the study, including assumptions based on demand,\u2062 wages, housing density, and economic conditions.<\/p>\n<p>Nearly 900,000 homes\u2014about twice the national \u200baverage\u2014are needed to meet demand in California.<\/p>\n<p>The metropolitan area encompassing Los Angeles, Long\u2063 Beach, \u200band Anaheim led the field in \u200chousing units needed\u2014more than 339,000\u2014while the City of Oxnard\u2014on the coast south of Ventura\u2014topped the charts percentagewise needing more than 36,000 units added to its supply of nearly 300,000 \u2064homes to \u200bovercome demand.<\/p>\n<p>Additionally, rents in California increased at a faster rate, averaging 4.9 percent annually between 2012 and 2021, while the national average hovered around 3.4 percent over the same period.<\/p>\n<div class=\"post-figure\">\n<figure style=\"width:600px\" class=\"alignnone\"><figcaption>  A \u201cFor Rent\u201d sign posted in front of an apartment building in San Francisco, Calif., on June 2,\u2062 2021. (Justin Sullivan\/Getty Images)<\/figcaption><\/figure>\n<\/div>\n<p>Californians also face the highest rent burden, with 53 percent of renters paying more than 30 percent of \u2062their household income on rent and utilities, compared \u200bto 46 percent nationally.<\/p>\n<p>Further exacerbating the \u2062housing affordability crisis is the rapid appreciation of home prices in\u2063 California, with a 10 percent annual increase, while the rest of the country saw prices climb 5.6 percent, according to the report.<\/p>\n<p>One Northern California family shared their \u2064struggle, stating that the high cost of homes\u200b prevents them from purchasing, and the combined expenses of rent and \u200dutilities make it impossible to save enough for a down payment.<\/p>\n<p>&#8220;My wife and I both work full time, and\u200b we\u2064 live\u2064 frugally, but we still find it tough to make ends meet raising children,&#8221; longtime Bay Area resident Michael Collins \u200ctold The Epoch Times. &#8220;And unless something drastically changes, there\u2019s no way we\u2019ll ever be able to afford a \u200bhome here. Everything \u2064costs more\u2063 than\u200b $1 million.&#8221;<\/p>\n<p>Further \u200dcomplicating matters are regulations that limit housing development, including restrictive zoning laws and prolonged approval\u2062 processes that often involve costly environmental reviews.<\/p>\n<p>&#8220;These laws create a shortage of housing that artificially increases home prices,&#8221; wrote Richard D.
