Refinances also\u200c saw a decline of 3% during the same period,\u2064 marking a 35%\u200c decrease from last year.<\/p>\n<p>The average rate on a <a href=\"https:\/\/www.conservativenewsdaily.net\/breaking-news\/middle-class-millennials-hard-hit-by-housing-market\/\" title=\"Middle Class, Millennials Hard Hit By Housing Market\">30-year fixed-rate mortgage<\/a> has skyrocketed to 7.49%, a nearly 0.5 percentage point increase in just one month. \u200dThis is the \u200chighest rate since November 2000, causing homebuyers \u200bto withdraw from the market due to the \u2062elevated rate environment and diminished purchasing power.<\/p>\n<h3>Housing Affordability\u2063 Challenges<\/h3>\n<p>Housing affordability has become\u2064 a major obstacle for potential homebuyers due to the unique dynamics in the housing market.<\/p>\n<p>During \u2064the pandemic, the Federal\u2063 Reserve drastically reduced interest \u200brates to near zero, resulting in historically low mortgage rates. This led to a surge in demand as homebuyers rushed to secure these\u200b ultra-low rates, driving up home prices.<\/p>\n<p>However, when the Fed began raising rates in March of last year, mortgage rates started to climb, causing buyers to step back and \u200bresulting in a decline\u200c in housing prices. But\u200d now, with mortgage rates surpassing 7%, a\u200b new dynamic has emerged, reigniting the market.<\/p>\n<p>Many homeowners who locked in sub-3% mortgages are reluctant to sell their properties and lose their advantageous rates. As \u2064a result, housing supply has dwindled, putting\u2063 pressure on new home sales, which have consequently increased.<\/p>\n<p>New home sales rose 4.4% from June to July, reaching \u2064a <a href=\"https:\/\/www.conservativenewsdaily.net\/breaking-news\/report-home-prices-are-up-nearly-25-since-this-time-last-year\/\" title=\"Report: Home Prices Are Up Nearly 25% Since This Time Last Year\">seasonally adjusted annual rate<\/a> of 714,000.
