In its &#8220;<a href=\"https:\/\/scholaroo.com\/report\/cheapest-states-to-live-in-the-us\/\" target=\"_blank\" rel=\"noopener\">Cheapest States to Live in 2023<\/a>&#8220;\u200c report, Scholaroo, a college scholarship search platform, analyzed all \u206350 states using 31 metrics, which also\u200d included cable, internet, utility, medical, transportation, and even haircut and manicure costs. Indiana came in second,\u200c followed\u200d by Arkansas, \u200dMississippi, \u200band \u2062Nebraska.<\/p>\n<p>Scholaroo spokesperson Abigail \u200bDa Costa told The Epoch\u200c Times that this is the first time they have conducted a report on the average cost of living\u2064 in all 50 states.<\/p>\n<blockquote>\n<p>&#8220;While individual preferences and\u200d economic circumstances \u200cwill \u200cinevitably\u200c influence personal costs, the \u200bprimary aim of \u200cthis report is to serve as \u200ca comprehensive guide on the estimated expenses of\u200d living in each state,&#8221; she explained. &#8220;Prospective homebuyers can\u200d also benefit from this study, as \u2064it \u2064provides\u200d valuable insights into the most suitable locations to purchase\u200b property based on their financial situation.&#8221;<\/p>\n<\/blockquote>\n<h3>Hidden Gem: South Dakota&#8217;s Affordability<\/h3>\n<p>Amy Stockberger, broker and owner of Amy Stockberger\u2063 Real Estate in Sioux\u2063 Falls, South Dakota, wasn\u2019t \u2062surprised that her state was named the most affordable in the nation.<\/p>\n<blockquote>\n<p>&#8220;We\u2019re\u2064 a little hidden gem and everything from\u200d groceries to \u200cutilities and gas prices is reasonable, plus in \u2062Sioux Falls, job wages are \u2063comparable to other larger metro areas,&#8221; she told The Epoch Times.<\/p>\n<\/blockquote>\n<p>With a median single-family \u200chome price of $312,000 inside \u2064Sioux Falls,\u2062 the area has been attracting buyers\u200b from California, Minnesota, and the Northeast. Last year, the state\u2019s largest city saw an influx of about 7,000 people.<\/p>\n<blockquote>\n<p>&#8220;We\u200c do get a strong population of people who want to retire here,&#8221; she said. &#8220;We \u2063have a low crime rate, a\u200b lower cost of living, \u2063and no\u2062 pollution. In \u2062fact,\u200b for the first time in \u2062my 23-year career, I\u2019ve seen siblings and\u200d relatives of relocating families also following them to move here.&#8221;<\/p>\n<\/blockquote>\n<p>Another incentive to move to South Dakota, noted Ms.\u2064 Stockberger,\u200b is the fact\u2064 that they have no <a href=\"https:\/\/www.conservativenewsdaily.net\/breaking-news\/im-most-proud-of-getting-our-kids-back-at-school-floridas-desantis-on-which-policy-mattered-most\/\" title=\"\u2018I\u2019m Most Proud Of Getting Our Kids Back At School\u2019: Florida\u2019s DeSantis On Which Policy Mattered Most\">state income tax<\/a>. &#8220;It\u2019s a great place to \u2062start \u2064a business as well,&#8221; \u200dshe said.<\/p>\n<p>With four seasons, the state offers attractive outdoor activities like hiking, \u200bbiking, and sledding. Sioux Falls alone\u2062 has over 80 parks and 30 miles\u200b of\u200b bike trails.<\/p>\n<blockquote>\n<p>&#8220;We\u2019ve been listed many times\u200c as one of \u2062the best places to raise a family,&#8221; Ms. Stockberger added.<\/p>\n<\/blockquote>\n<h3>West\u200d Virginia: Affordable \u200dHome Buying Options<\/h3>\n<p>While South Dakota scored the overall\u2063 best \u200dlocation for affordability, the Scholaroo report names West Virginia the \u2064leader in affordable home buying options, with the average monthly \u200dmortgage cost\u2062 for a <a href=\"https:\/\/www.conservativenewsdaily.net\/breaking-news\/californias-population-shrinks-for-the-first-time-ever-in-2020\/\" title=\"California\u2019s Population Shrinks For The First Time Ever In 2020\">single-family home<\/a> at $879, followed by Arkansas \u200bat $947 and\u200c Alabama at $970. On the \u200cother end, the average mortgage payments for California, New York, New Jersey, Connecticut, Massachusetts, and Hawaii are all above $2,000. California\u2063 had the highest cost with an average of $2,402.<\/p>\n<p>Joshua McGrath, CEO of \u200bBHG Real Estate Central in Charleston, West\u200d Virginia, has \u2064been selling residential real\u200d estate for almost 25 years.<\/p>\n<blockquote>\n<p>&#8220;Since the pandemic, I\u2019ve seen more and \u2062more people relocating \u200dto West Virginia,&#8221; he told The Epoch \u2063Times. &#8220;In addition to affordability, people are looking\u2062 for more spacious \u200dland. They don\u2019t\u200c want a tight community with no yard.&#8221;<\/p>\n<\/blockquote>\n<p>McGrath is currently working with a couple from Colorado who have decided \u200bto move back to their West Virginia roots. \u200c&#8221;They can sell their home there, relocate here, \u200creduce costs by about 50 percent, and still have \u200da comparable house,&#8221; he said.<\/p>\n<p>One \u200bof\u200c McGrath\u2019s recent listings for\u2064 a 3-bedroom, 2-bath home on 3 acres \u200bhad 26 showings and 6 offers in just 48 hours. &#8220;We\u2019re still seeing bidding wars here, and \u2063the accepted offer was well over the $289,000 asking \u2064price,&#8221; he added.<\/p>\n<p>Low taxes are another reason that West Virginia scores\u200c high on the affordability \u2063charts\u2014the average taxes \u200con a single-family home are less than $2,000 a year. Outdoor activities like hiking,\u2064 zip-lining, and \u200d<a href=\"https:\/\/www.conservativenewsdaily.net\/breaking-news\/white-house-and-media-caught-giving-questions-to-biden-in-advance\/\" title=\"White House and Media Caught Giving Questions to Biden in Advance\">white-water rafting<\/a> are another draw to the area.<\/p>\n<p>While Charleston is the state\u2019s capital, it\u2019s considered a smaller city but is just\u200d a \u200dfew\u2064 hours away from <a href=\"https:\/\/www.conservativenewsdaily.net\/breaking-news\/shapiro-for-the-left-bigotry-is-a-tool\/\" title=\"SHAPIRO: For The Left, Bigotry Is A Tool\">major metropolitan areas<\/a> such as Lexington, Kentucky, and Cincinnati, Ohio.<\/p>\n<h3>Affordability\u200c Across the Nation<\/h3>\n<p>In\u200c terms of median home value, Scholaroo \u2062reports \u2063that Mississippi has the lowest in the nation, followed closely by West Virginia, Arkansas, \u200cOklahoma, and Kentucky. \u2063Conversely, Washington State came in with the highest home \u2062value, followed\u200b by \u2062Massachusetts, New\u2064 York,\u2063 California, and Hawaii.<\/p>\n<p>Maryland\u200c takes the lead \u200bfor\u2062 the <a href=\"https:\/\/www.conservativenewsdaily.net\/breaking-news\/these-are-americas-most-affordable-states-to-live-in-this-year\/\" title=\"America's most affordable states to live in this year.\">highest annual median household income<\/a> at $91,431, followed closely by\u2063 New Jersey at\u200c $89,703 and \u200bMassachusetts at \u200b$89,026. Mississippi holds the number one spot for the lowest \u200cannual median\u2064 income at just $49,111. West Virginia, Louisiana,\u200b Arkansas, and New Mexico are also included on the list of annual \u200bhousehold median\u2064 incomes under $60,000.<\/p>\n<p>For\u200d apartment dwellers, \u200cWest Virginia ranked first \u2063in terms of the least expensive state. The current one-bedroom apartment median rentals stand at $732 per month. Arkansas is a close second with monthly rentals\u2063 of $760, followed by South Dakota at $761. Kentucky rents \u200cgarner $783 and\u2064 Mississippi, closing out the top five affordable locations, comes in \u2064at $789.<\/p>\n<p>Meanwhile, Hawaii takes the\u2064 lead for the most expensive rents, with an average\u2062 of $1,651. California comes in second with an average rent of $1,586, and Maryland is \u200dthird with $1,415.
