Version: 4.0.47--><div class=\"post_content\">\n<div class=\"aplayer_app\" data-source=\"https:\/\/vs1.youmaker.com\/assets\/2023\/0420\/505c0d02-7f59-4bca-92b9-e90d3bbf60c5\/audio.mp3?length=5079501&#038;duration=423\"><\/div>\n<\/p>\n<p class=\"speakable\">The Biden administration will soon punish Americans with high credit ratings to pay more for their mortgages to subsidize loans for\u00a0homebuyers with lower scores.<\/p>\n<p>Starting May 1, Americans purchasing a new home or are refinancing their existing mortgages will have to pay higher mortgage rates and monthly fees if they have a higher credit score,\u00a0The Washington Times\u00a0<a href=\"https:\/\/www.washingtontimes.com\/topics\/the-federal-housing-finance-agency\/\" target=\"_blank\" rel=\"noopener\">reported<\/a>\u00a0on April 18.<\/p>\n<p>Consumers with lower credit scores and less money for a down payment will be given better mortgage rates than they otherwise would have in a form of wealth redistribution\u00a0<a href=\"https:\/\/singlefamily.fanniemae.com\/media\/9391\/display\">by adjusting the fees on loan-level price adjustments.<\/a><\/p>\n<p>Experts said that borrowers with a credit score of about 680 would pay more than $40 per month on a\u00a0$400,000 mortgage, <a href=\"https:\/\/singlefamily.fanniemae.com\/media\/9391\/display\">due to new rules issued by the Federal Housing Finance Agency (FHFA).<\/a><\/p>\n<p>Homebuyers who make down payments of 15\u201320 percent will get hit with the largest fees to support those who would normally be unqualified for a mortgage, to buy a home.<\/p>\n<p>FHFA director Sandra Thompson explained that the new rules were designed to \u201cincrease pricing support for purchase borrowers limited by income or by wealth\u201d and comes with \u201cminimal\u201d fee changes.<\/p>\n<p>The changes will immediately affect mortgages originating at private banks nationwide, from Wells Fargo to JPMorgan Chase, and will effectively tweak interest rates paid by the vast majority of homebuyers.<\/p>\n<p>\u201cIn the wake of a three percentage-point increase in mortgage rates, now is not the time to raise fees on homebuyers,\u201d Kenny Parcell, president of the National Association of Realtors, told\u00a0the FHFA\u00a0earlier this year.<\/p>\n<h2>Biden Wants to Weaken Mortgage Loan Rules or Racial Equity<\/h2>\n<p>The Biden administration has been attempting close the racial gap in homeownership by enacting numerous changes to housing market rules that benefit those at the lower end of the spectrum, such as underprivileged minorities.<\/p>\n<p>The FHFA, which oversees federally backed home\u00a0mortgage companies Fannie Mae and Freddie Mac, was set up to give consumers more affordable housing options\u2014but instead the White House has made racial equity a top priority.<\/p>\n<p>However, many who work in the housing industry believe the new rules will only serve to frustrate and confuse homeowners.<\/p>\n<p>\u201cThe changes do not make sense. Penalizing borrowers with larger downpayments and credit scores will not go over well,\u201d Ian Wright, a senior loan officer at Bay Equity Home Loans, told The Washington Times.<\/p>\n<p>\u201cIt overcomplicates things for consumers during a process that can already feel overwhelming with the amount of paperwork, jargon, etc. Confusing the borrower is never a good thing.\u201d<\/p>\n<p>The federally backed agency also raised upfront fees on second homes and for some larger mortgage loans.<\/p>\n<p>\u201cI am all for the first-time buyer having a chance to get into the market, but it\u2019s clear these decisions aren\u2019t being made by folks that understand the entire mortgage process,\u201d Wright\u00a0continued.<\/p>\n<p>The push to put riskier mortgages into the hands of those who cannot afford homes will, in most cases, likely cause massive disruption to the market when the predicted recession hits.<\/p>\n<h2>Former FHA Chief Believes New Regulations Will Disrupt Mortgage Industry<\/h2>\n<p>\u201cThis confusing approach won\u2019t work, and more importantly couldn\u2019t come at a worse time for an industry struggling to get back on its feet after these past 12 months,\u201d wrote David Stevens, a former commissioner of the Federal Housing Administration, on LinkedIn.<\/p>\n<p>\u201cTo do this at the onset of the spring market is almost offensive to the market, consumers, and lenders.\u201d<\/p>\n<p>Stevens, who was also the former CEO of the Mortgage Bankers Association, <a href=\"https:\/\/nypost.com\/2023\/04\/16\/how-the-us-is-subsidizing-high-risk-homebuyers-at-the-cost-of-those-with-good-credit\/\" target=\"_blank\" rel=\"noopener\">told<\/a>\u00a0the New York Post that these changes are unprecedented and that his \u201cemail is full from mortgage companies and CEOs [telling] me how unbelievably shocked they are by this move.\u201d<\/p>\n<p>\u201c<\/p>\n<\/div>\n","protected":false},"excerpt":{"rendered":"<p>The Biden administration will soon punish Americans with high credit ratings to pay more for their mortgages to subsidize loans for\u00a0homebuyers with lower scores.
